These terms ("Terms") apply to all leak detection, trace and access, and repair services provided by North Kensington Leak Detection ("we", "us", "our") to you ("you", "the customer"). By booking a survey with us, you agree to these Terms. If you don't agree, please don't book.

2. The Services We Provide
We provide:
- Non-invasive leak detection surveys using thermal imaging, tracer gas, acoustic microphones, endoscopic cameras, moisture meters and pressure testing.
- Written trace and access reports suitable for submitting to your buildings insurer.
- First-fix and full repair of detected leaks where the work is within our competence.
- Emergency same-day callout where capacity allows.
We don't provide gas-safety, electrical, or structural engineering services. Where these are required to complete the work safely, we'll refer you to a suitably qualified specialist.
3. Booking And Quotation
A booking is confirmed once we've agreed a date and time with you (by phone, email or our website form).
- Quotes are valid for 14 days from the date issued.
- Prices quoted include VAT at the current rate unless stated otherwise.
- The price covers the scope described in the quote only. Additional work needed once we're on site will be quoted before we proceed.
4. Pricing And Payment
- Our standard leak detection survey starts at £495 + VAT. Final price depends on property size, complexity and access.
- First-fix repair work undertaken during the survey visit, where time allows, is included in the survey price.
- Larger repairs (replacing pipework, reinstatement, plastering) are quoted separately.
- Out-of-hours and emergency callouts may attract a premium — this will be agreed before we attend.
- Payment is due in full on completion of the work, by bank transfer or card. Invoices are issued the same day.
- Where payment isn't received within 14 days of the invoice date, we reserve the right to charge statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998 (for business customers).
5. Access And Property Safety
You're responsible for providing safe access to the property and the areas to be surveyed. Specifically, you'll:
- Be present, or appoint someone over 18 to be present, throughout our visit.
- Clear access to suspected leak areas (under sinks, around boilers, beneath floor hatches where possible).
- Tell us about anything unusual — recent building work, exposed wiring, asbestos surveys, structural concerns.
- Secure pets and keep children away from the working area.
If we arrive and conditions are unsafe — exposed live electrics, suspected asbestos disturbance, or other hazards — we may pause or abandon the visit. A callout charge may apply.
6. Our No-Find, No-Fee Guarantee
If we attend your property to investigate a leak that genuinely exists in the pipework and we fail to locate it, you don't pay for the survey. This is the cornerstone of our service.
This guarantee doesn't apply where:
- The reported symptom isn't caused by a leak (for example, condensation, sealant failure around a bath, or a roof defect).
- Access to part of the property is refused, blocked, or impossible.
- The leak is intermittent and isn't present at the time of our visit (we'll discuss next steps with you).
- You instruct us to stop the survey before we've completed it.
- The leak originates outside the property's boundary on infrastructure owned by a water company or third party.
7. Our 12-Month Leak-Free Guarantee
For any repair we carry out as part of the visit, we guarantee that specific repair against recurrence for 12 months from the date of completion. If the same leak returns within that period, we'll return and re-fix it free of charge.
This guarantee doesn't cover:
- New leaks elsewhere in the system unrelated to our repair.
- Damage caused by third parties, building work, or freezing.
- Fair wear and tear on existing pipework, fittings or fixtures.
- Cosmetic or structural reinstatement (plastering, decorating, flooring).
8. Insurance Reports And Claims
We provide trace and access reports in good faith based on our professional findings and the evidence we collect. We cannot guarantee that your insurer will accept or pay any claim — that decision rests with them and depends on the wording of your policy. Where you ask us to, we'll happily liaise directly with your insurer or claims handler.
9. Cancellation, Rescheduling And Refunds
- You can cancel or reschedule free of charge if you give us more than 24 hours' notice.
- Cancellation within 24 hours of the appointment incurs a 50% callout fee.
- No-show or refused access on the day incurs the full callout fee.
- For emergency same-day bookings, cancellation after we've left the depot incurs the full callout fee.
10. Your Consumer Rights
For UK consumers (non-business customers), nothing in these Terms removes or limits the rights you have under the Consumer Rights Act 2015, including the right to expect that our services will be performed with reasonable care and skill, within a reasonable time, and at a reasonable price where not agreed in advance.
Where a contract is made off our premises (for example, you booked online or over the phone), you have a 14-day cooling-off period under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. By expressly requesting we begin the work before the end of the cooling-off period (for example, an emergency same-day callout), you agree to pay for any work already carried out if you later cancel.
11. Our Liability To You
We carry public liability and professional indemnity insurance appropriate to the work we do. We're liable for:
- Death or personal injury caused by our negligence.
- Fraud or fraudulent misrepresentation.
- Any liability that can't be excluded or limited by law.
- Direct damage to your property caused by our negligence during the work.
To the maximum extent permitted by law, we're not liable for:
- Pre-existing damage, defects or wear.
- Consequential, indirect or special losses.
- Loss of profit, loss of business, loss of opportunity, or loss of goodwill.
- Damage caused by our reasonable exposure of a pre-existing defect during the survey.
- Delays or failures caused by events outside our reasonable control (see clause 13).
Our total liability for any single claim is limited to the higher of the price you paid for the work or £10,000, except where the law prevents such a limit.
12. Subcontractors
We may use subcontracted engineers to deliver part of the service. They work under our supervision and to the same standards. We remain responsible to you for the work overall.
13. Events Outside Our Control
We're not liable for delays or failures caused by events outside our reasonable control. This includes — but isn't limited to — severe weather, road accidents, supply chain failures, illness of key staff, pandemic restrictions, and acts of public authorities. If such an event occurs, we'll contact you to agree a new date.
14. How We Use Your Data
We process your personal information in line with our Privacy Policy, which forms part of these Terms.
15. Complaints
If you're not happy with the service we've provided, please tell us as soon as possible — most issues can be sorted quickly.

We'll acknowledge your complaint within 5 working days and aim to give a full response within 14 working days. If we can't resolve it between us, you may refer the dispute to Trading Standards via Citizens Advice (0808 223 1133, citizensadvice.org.uk).
16. Governing Law
These Terms, and any dispute arising from them, are governed by the laws of England and Wales. Any legal action will be brought exclusively in the courts of England and Wales, subject to your statutory rights as a consumer.
17. Changes To These Terms
We may update these Terms from time to time. The version that applies to your booking is the one in force on the date you booked. The current version is always available at https://northkensingtonleakdetection.co.uk/terms.html.
18. Severance And Whole Agreement
If any part of these Terms is found to be unenforceable, the remaining provisions stay in force. These Terms, together with our written quote and the Privacy Policy, are the entire agreement between us in relation to the work — they replace any earlier draft, conversation or email exchange.
